Data from Florida REALTORS® shows that Sarasota and Manatee counties are transitioning toward a more balanced—buyer-friendly—market.
Sales activity slowed compared to last year, while inventory levels rose, providing buyers with more choices. Home prices showed signs of softening, with median and average sale prices declining across most segments. While cash sales remain a substantial portion of the market, they are gradually decreasing, signaling shifts in buyer financing strategies. Additionally, homes are taking longer to sell, reflecting evolving buyer demand and seller expectations.
